waterpark and recreation areas, the adjoining
DNR nature preserve, the 18 hole golf course,
the huge indoor waterpark and convention
center, and many more exciting and peaceful
features that are being planned.
Yes, all owners will be members of a condominium
association.
Chula Vista does not place any restrictions
on the length of use of the condominiums.
Owners may decide for themselves whether
or not to rent their condominium. Owners
may rent their own unit. Chula Vista Resort
will have a program in place allowing unit
owners and their guests to purchase daily
passes for use of the resort facility. Additional
facilities will include the new outdoor
pool exclusive to condominium owners and
guests, as well as a new workout room, a
convenience store and an outdoor BBQ and
Fire Pit.
Yes, to ensure continued maintenance and
support to keep the property in excellent
condition, the association will assess monthly
fees. Association costs can include expenses
attributable to the care and maintenance
of common areas that all owners share, such
as maintenance and lawn care, pools, snow
removal, common area utilities, structural
repairs to common areas, etc. Additionally,
Association dues can include homeowners
insurance, room and common area utilities.
The Association budget is yet to be determined,
and will be contained in the Disclosure
Materials. All Offers to Purchase are contingent
on the buyers' review of the Disclosure
Materials. Condominium Fees are paid by
all unit owners regardless if they enter
into a rental agreement, and cover the costs
and expenses of maintaining and operating
the facility's assets and utilities.
Chula Vista is working with several regional
lenders to provide an easy program of financing
with pre-approval of the project and quick
turn around for approval of your purchase
of a unit.
Wisconsin Real Estate is assessed on a mill
rate times the purchase price of the Condominium
unit. As with any real estate purchase,
taxes are prorated based on date of completion
of the unit. Taxes will be based on the
mill rate in effect in the year of completion
times the purchase price, prorated from
January 1 of the year of completion. Unit
owners are responsible for payment of their
own real estate taxes.
